The Direct Sales Internet Lottery process works as follows:
• Properties are listed every Friday.
• The properties will stay listed for five (5) calendar days.
• This is your opportunity to perform due diligence.
• If no Intent is received on a property before the above deadline, then the property will be removed from the list and will be made available to the public.
• After you have completed due diligence, you can submit your intent by clicking the "Intent to purchase" button. The system will assign a random lottery number and a confirmation number of your transmission.
• The lottery numbers will be used to select the winner. In the event that you accidentally submit more than one "Intent" on the same property, the first lottery number (at earlier transmission) assigned to you will be used for the lottery.
• The Lottery Results will be posted on Wednesday morning.
• Please check the Lottery Results promptly to verify whether you have been declared the winner.
• The deadline to submit a completed and signed sales contract package to HMBI's Office should be within 2 business days.
• Under the GNND Program, Firefighters, EMT's, Law Enforcement officers and Teachers must submit the sales package through a HUD registered Real Estate Broker.
HUD does not pay a buyer's closing costs or real estate brokers fees on the purchase of property through the GNND program.
